Why Hire a 1031 Exchange Advisor?

1031 exchanges are inherently complex, and with only 180 days to complete the process, investors often find it challenging to fully understand and evaluate Delaware Statutory Trust (DST) and Tenants-in-Common (TIC) options. As a 1031 exchange advisor, my role is to support your decision-making process. Using my years of institutional due diligence experience, I provide structured assessments on up to 10 investments you’re considering, covering:

  • Reviewing their private placement memorandum (PPM)
  • Analyzing business plans
  • Verifying financial models & sensitivities
  • Assessing 3rd party due diligence

You’ll receive a written report for each investment. If you haven’t yet selected specific investments, I can present information on various options from sponsors who have established industry experience.

Since I work for you, rather than the DST or TIC sponsor, my services are billed similarly to a real estate agent’s—compensation is taken at escrow closing and as a tax-deductible expense. For those familiar with paying traditional investment commissions up to 6% or have paid up to 3% in traditional real estate fees, my lean compensation structure is appealing starting at the greater of 1% or $5,000.
